Rental conditions

The villa is rented for holiday purposes directly from the owner to the tenant. The rental contract is concluded by the acceptance of the prospective tenant (by telephone, online or in writing) and the written booking confirmation of the owner. In the event that the deposit or final payment is not received by the dates stated in the booking confirmation, the lessor reserves the right to withdraw from the rental contract.

In the event of cancellation by the tenant or withdrawal from the contract due to non-payment of the rent, cancellation costs amounting to 50% of the rent will be incurred; in the event of cancellation later than one month before the start of the rental period, the entire rent is due. It is strongly recommended that you take out travel cancellation insurance.

The tenant pays a deposit of 300 € in cash upon moving in, which will be refunded immediately after the electricity costs for air conditioning and heating have been settled if the tenant moves out without any defects. The final cleaning (150 €) is to be paid on site upon move-in.

The maximum occupancy is 8 persons in the 4 double bedrooms. Occupancy with more persons is expressly prohibited and will lead to immediate cancellation of the rental contract and eviction from the villa. Exceptions (e.g. small children in baby cots) must be agreed in writing. The villa is not a party location but a holiday home for a usual holiday stay. The house, furnishings and outdoor facilities are to be treated with care.

The infinity pool is located directly in front of the sun terrace and cannot be closed. Children (especially toddlers and non-swimmers) are not allowed to use the pool and the surrounding terrace unsupervised under any circumstances. The overflow edges and the channels may not be stepped on (danger of falling).

Damage, missing equipment and other complaints must be reported immediately by the tenant to the owner or representative on site, so that we have the opportunity to take remedial action.

The tenant agrees that a representative of the owner enters the property once or twice a week (depending on the season) for the purpose of garden and pool maintenance.
